Responsible investment

Our commitment to ESG

At the core of our business is a commitment to Environmental, Social, and Governance (ESG) excellence.

We’re focused on creating high-performing, energy-efficient buildings, meeting the vital need for schools and care homes in undersupplied areas, and upholding integrity, transparency and accountability in everything we do.

We embed ESG principles into every stage of property investment and development – from site selection and design to construction and long-term asset management.

All our completed assets currently meet a minimum EPC ‘C’ rating, and we are ensuring all our new assets have a minimum rating of ‘B’.

Alignment with the United Nations sustainable development goals

Our ESG strategy directly supports several of the United Nations Sustainable Development Goals (SDGs).

SDG 3

Good health and well-being

By providing safe, nurturing environments that support emotional, physical, and developmental needs, we advance good health and well being.

SDG 11

Sustainable cities and communities

We support this goal by sustainably reusing and conserving buildings, prioritising high-quality innovative design, and delivering essential education and care services in underserved areas.

SDG 10

Reduced inequalities

Our SEN schools are tailored to deliver inclusive, high-quality education, directly contributing to quality education, while our care homes and family centres help address social barriers, supporting reduced inequalities.

SDG 13

Climate action

Each of our sites are currently redeveloped from existing properties and upgraded to a minimum EPC C rating, ensuring energy efficiency and reduced environmental impact.

Environmental impact

We transform neglected sites into high-quality, energy-efficient environments that support care and education. From restoring Grade II listed schools to delivering purpose-built facilities, our developments enhance both communities and the built environment. All projects meet a minimum EPC C rating, with recent schemes targeting B or better – some achieving A.

Smart, sustainable design

Our buildings integrate low-carbon features such as…

Fabric-first
insulation

Renewable
energy

Efficient HVAC
systems

EV charging

Social impact

Designed for learning and wellbeing

Our tailored environments include classrooms, therapy spaces, sensory rooms, and nurturing living areas designed to support emotional, social, and developmental growth.

Spaces to feel at home

We design nurturing, therapeutic living environments to support emotional, social, and developmental growth.

Investing in communities

In 2024, 78% of our projects were in the UK’s 40% most deprived areas, regenerating buildings and supporting provision of essential infrastructure.

Empowering through employment

Our schools and homes maintain high staff-to-student ratios, ensuring personalised support while creating local employment opportunities.

Governance

Integrity in every partnership

We partner exclusively with operators who meet our rigorous standards for integrity, leadership, and financial resilience - supported by thorough due diligence at every stage.

Ongoing oversight and accountability

We maintain high performance standards through structured quarterly reporting and annual inspections, ensuring operational consistency, quality, and accountability across all assets.

Ethical leadership and compliance

Our experienced team upholds robust governance frameworks. We are fully committed to transparency, ethical conduct, and compliance with all relevant UK laws and regulations. Our internal controls and systems are designed to promote accountability, manage risk, and build lasting trust with our partners, investors, and communities.
